Constructing

Constructing in the Urban Tech Republic

Take advantage of the opportunity to secure plots ranging from 3,000 to 200,000 m² in Europe's largest research and technology park and become part of the innovation centre.

Europe’s largest research and technology park, the Urban Tech Republic, is being built on the site of the former Tegel Airport. Up to 1,000 companies and 5,000 students will find space for innovation here – a vibrant hub for the city of the future.

Companies and institutions from the field of urban technologies can secure plots of between 3,000 and 200,000 m² here under heritable building rights. Benefit from a unique environment that links science, research and industry.

Do you share our vision of making the cities of tomorrow more sustainable and liveable with urban technologies? Then play an active role in shaping the Urban Tech Republic. Marketing of the first building plots will begin in 2025 – and you can be part of it!

Building plots with a unique address

In the Urban Tech Republic, plots of between 3,000 and 200,000 square metres are allocated on a leasehold basis. These are available to profile-compliant companies and institutions from the field of urban technologies on the basis of leasehold contracts. This means that ownership of the land remains with the state of Berlin. The ground rent and the term of the leasehold contracts are based on the type and extent of the future use and the corresponding requirements of the state of Berlin.

Die Urban Tech Republic hat eine Gesamtfläche von 202 Hektar, davon 147 Hektar Baufläche, 27 Hektar Grün- und Landschaftsfläche sowie 28 Hektar Verkehrsfläche, unterteilt in:

  • The industrial park (GE/GI – commercial and industrial area) is 82 hectares in size and is primarily suitable for larger production facilities of companies that orientate their company profile towards urban technology sectors and wish to produce here.
  • In the industrial strip (GE-Industrial Estate) rather small-scale organized plots enable businesses to develop and produce. On a total area of 70 hectares, there will be facilities for start-ups that want to grow, as well as small and medium-sized companies that want to take advantage of the proximity to neighbouring universities and research institutions.
  • The Campus (SO – Special Zone) is the centerpiece and scientific core of the Urban Tech Republic. The 39-hectare area will be reserved exclusively for research, university facilities and related institutions. The Berliner Hochschule für Technik (BHT) [Berlin University of Applied Sciences] will be moving into the hexagonal Terminal A.
